I see some people mentioned trying to get the most from your project and I definitely agree, but your asking should already achieve that.

I'm a 20 year old extremely motivated investor. 

I've been mailing and cold calling off of potential motivated seller lists and was wondering, has anyone been able to get deals from a trust or estate.

I'd like to achieve an increase but my #1 priority is to keep this tenant. 

@Chris Mason Thanks Chris, we could do either a withdrawal or asset depletion to achieve a max DTI number for our purposes.

The deal made sense, because our analysis of comparable properties plus our experience in the market led us to believe that we could achieve $1,090 rents if we made some light renovations to the units. 

I just got some advice which was to find some new ways to cast a wider net in order to get more motivated sellers.

I just found out about real estate investing and am very interested and motivated to try out but don’t know where or how to start. 

Just because you call it something different doesn't mean that same compensation isn't there- though I understand you lose some motivation for him to pay because of that.
