Now the fact that your not even the one buying the house, that can get you jail time, if the home owner finds out what your doing unless of course your open and honest from jump...Its a slippery slope thats not worth it..Beleive me i went through hell with my first list it was only 400 leads, and i had lawyers calling me, the attorney general left me a voicemail (that i saved by the way)....I had threats, i had someone try to meet up with me and do harm...Luckily it ended well and just went away after time, but all it takes it the one person who has nothing but time on their hands to not stop and go hard accusing you of everything your not supposed to do.....And now everything that @Hattie Dizmondsaid can be true, you might find someone...But here in CA you might end up being one of the first BP member we see on the Socal news channel.....Just my 2 cents

My son will be going to college in 15 years (haha, if he wants I suppose), and getting that extra cash flow at that time would be nice.

Making lemonade out of lemons is probably one of the best adages I can think of for learning to be creative and solving problems in real estateif there is a problem with a property or dimension issues you dont always have to go to a contractor to solve the problemcontractors have a certain mindsetand are operating on a specific paradaigmhere are some solutions I have done in the past that have really worked and paid dividendsi had an ejector pump in a bathroom and the space was covered by a makeshift door I decided to have a custom cabinet built that functioned as a trash receptacle and had shelves as well now the unsightly space is home to a beautiful custom cabinet that can be easily removed for servicing the pump when it needs it problem two I bought a house that had front of the shower enclosure removedrather than buy another shower enclosure cost 500.ooi opted to replace the front wall with backer board and tile the front and ended up with a beautiful custom look cost was cheaper than replacing shower enclosure and the look is twice as good problem threewhen i bought my house there was a hole knocked out one of the walls about the size of a door i suppose thieves came in from the crawl space into this part of the house when it was vacantrather than close in the spacei enlarged the crawls space door poured a concrete floor and created a second exterior doorway to the space making the downstairs ready to become a legal apartment.

I am very very new to real estate after trying to get my feet wet and wholesaling I have been more than a week on searching for homes looking for owners and their number this person who was supposed to help me was supposed to come today and meet with me about things I need help with and contacting the owners and making deals but unfortunately that person down so now I'm stuck with these home owners and these numbers and I don't know what to do with them what's my next step

Unfortunately, as Jd Martin stated, it's all to common to focus on, and make punitive changes based on the "bad apples,"when in actuality 90-95% are doing what they are supposed to be doing.Wishing much success with your property(ies) and tenant(s)!
