In Florida this may be different but here in Philly the baseboards are wood, except for maybe in a higher end bathroom.

I put a lot of money into the kitchen with real wood cabinets, granite counters, pricey mosaic tile backsplash, SS appliances, and carrying the flooring in there.

Also, there is a meetup this Wednesday 17th at the Wood n Tap in Rocky Hill.

An illegitimate child can come out of the woods at any moment and ask to reclaim his parent share and even if neither of the above sticks in court you'll still be dragged through legal proceedings and could potentially pay a lot in legal fees.

If a tenant stayed 20 years, they may be OK with the scratched & worn wood floors for 20 years, whereas you may buff & poly those floors 3-4 times between tenants.
