For local connections I’d recommend checking out the RI Real Estate Investors Group.They meet once a month in person for members and with another virtual meeting each month open to non-members too.I’ve been a member since 2003 and generally found it worthwhile.

Checking the court records and driving by these homes after they have sold nearly everyday afterwards you can see the U-Hauls and very quickly determine that it was purchased by an owner-occupant.

It is gold and it drops solid gold eggs pretty regularly.

Many Hard Money Lenders will work with 1st time investors but they will want to make sure the numbers check out and you will need to put down around 20%. 

I checked Redfin and I'm seeing properties at around 75-90k a door.
