Joe, the way you are asking these questions, it appears to me that you believe the house would be owned by the broker.

I know that there are reasons, like no maintenance at all compared to a tenant mowing grass, but beyond the justifiable labor/financial reasons, seems more are opting for the new units and disadvatages of apt living over a decent neighborhood SFD.

Painting is very time consuming and you can find a ringer to do it for $60-70 per room for labor.

A new contractor may come in at 70% or on rehabs in smaller amounts, a seasoned contractor that has years with a lender may have other arrangements dragging off 100% of lot costs and materials with labor.

At this point you may be dealing with an attorney or usually it will be just a friend or relative, an average Joe who was selected to settle ones affairs.Either way, the probate court approve the sale, either the Administrator or the Executor asks for approval of the sale of real property unless the court has all ready granted the authority to sell.

Whether that's through providing photography\videography services, running errands, or unskilled labor if it's something I can do I am willing to do it.See you around the forums!
