Most of our international students opt for the month-to-month.During the summer months, we will rent rooms by the week ((115% of the monthly rate) / 4) and we "encourage" a 2-week minimum.A2) The cleaning service is ~$30 - $45/week; they do bathrooms, kitchens, living/dining room  & hallways/stairwells weekly.

I usually try to encourage sight-unseen offers with an inspection contingency, otherwise you can spend a lot of time looking at properties that your client won't bid high enough on to get.

Don't lose that.I like your business model, in particular the conversion into your primary residence on occasion to take advantage of the tax free gain there.I would also encourage you to look at adding 1031 exchanges to your tool kit in between the primary residence moves.

Speaking from personal experience, managing them is not that big of a deal, as long as (1) you enjoy the limited interactions with guests (2) you have an effective infrastructure set up.

@Jeff MikosYes, you have to take the class even if you have the materials or knowledge. 90 hours total, at least 15 of which need to be interactive (via Webinar or in person).I took my education through Chicago Real Estate School.
