I don't know how or if they calculate loads in the south, but in snow country, if there is concern over weight of shingles on a roof, whether one layer or three, your roof is severely under built.That said, I'm still a proponent of tear-off every time.

Most people don't move their wife and kids across the country to start a job THE SAME WEEK with no place to live.

The simple fact is most of these guys with FSBO's on Craigslist anywhere in the country are marketing houses they have bought and rehabbed,,,they are investors like you trying to do what you want to do!!

It makes my research process very quick, I don't have to re-learn every county's database system, I can pull lists for my direct mail marketing, I can pull up parcel maps anywhere in the country, and a lot more.

If it was for service to the country, then when you enlisted, how long did you see yourself serving.

My wife is from the Goldsboro area of NC and we are looking to invest in eastern NC in addition to VA.

We have been compensating this price to the lowest already in the hope of getting someone to rent it out.I might have to include that I do not live in the states but in Luxembourg (small country next to France, Belgium and Germany) and that we live in a very urban neighborhood.I talked to my family and told them about my interest in real estate and that I want to get involved eventually as a career to be able to quit my job and focus on real estate completely, and I got the permission to take over.My other uncle is trying to sell his family home for a few months now and I haven't spoken to him yet but I am sure he will let me take over as well in order to get his house sold.I will get more detailed information about both buildings by the weekend.My question to you guys is, what advice can you give me?

I'm quite interested in real estate investing, and even though I think I know next to jack squat as a whole, my wife and I do own and rent out a condo in Boston and a multifamily in Newton, and are always looking for opportunities to invest around Boston (would love everyone's opinions on their experiences with Boston's rent to equity ratios vs. other cities that they also invest in) or in other US cities, or even in other countries!

The quality is pretty good and tenants like them.Not sure how common they are around the country though.Good luck,Nathan
