One important lesson I would suggest is that just because something is cheap does NOT necessarily mean that it is a good investment, and the opposite is also true.

It's up to that guy to negotiate with his realtor the best deal, or use a cheap title company, or the biggest one is financing. even if you did not plan to wholesale it and you just needed to run numbers to see what your personal actual profit would be, you would still end up getting to a point where you have to decide what an appropriate amount of profit would be so that you can make your offer.
