However, if I had more time than money, and I did not mind door knocking (which I would hate to do, personally, but I know for others like Anthony E Russell is the preferred method), I would get a list of non owner occupied properties from the title company, and then drive around and see which ones are vacant.

When I get e-mails from a new wholesaler, I go search for their deal on the MLS.
