It isn't a game that can be well played without spending a lot of time and or money.

We've got a place that I think could do very well, & would love tos tart exploring options.  

We aren't using the garage at all and aren't planning on doing so, so we thought on making it a living space separated from the house for rent, which we'll sacrifice 1 of the bathrooms to add it to it, and later on do the same with 1 of the rooms as well, though I would have to make an extension to add the rest (kitchen, bathroom, etc.) so that way we could take advantage of the space we aren't using.

As well, in order to properly scale I would prefer someone with more proficience here to at least look at what we are doing and spitball a few suggestions.Thanks so much in advance and apologies if I haven't found a prior relevant answer in the forums I believe I have checked though.

If you are a paid member of Bigger Pockets I think they have landlord forms as well - so that might be an option.  

If they're in D class neighborhoods (or even lower C class as well), then your options are pretty limited.

Maps of the area including hiking trails have been brought up in our reviews... they look great on the wall and provide function and value as well
