Open the appliances and cabinets on the video, lift the toilet lids and pull back shower curtains to get a full scope of the property.I hope they have left it in good shape, but if they have not, you want video proof.

And this place was in good rental shape when purchased.  

I have even given back a portion of the security deposit at move-out if they leave the unit quickly, in good shape, and are up-to-date on rent.  

It's best in the long run to stick to a formula and that formula includes using the same materials and finishes over and over until something better or more cost-efficient comes along or design trends change.

It's an interesting little property, but would take a lot of work and money to get it into a decent shape.

So was anything actually wrong with it other than being a little bent out of shape?

There are bugs and rats and mice of all shapes and sizes and they need to be managed...regularly.  

If you can re-invest at a higher interest rate than it costs to pull the money out, you'll be in great shape!

If the property is in good shape and you want to keep it that way, thats what I would recommend. 

We had to regrade and put two quad truck loads of topsoil just to get the drainfield in a shape that the water would drain out, it was very hard to achieve.
