For me, bring a passive, out of town investor, the biggest expense is by far property manager commissions.

@Julie Meche Out of town iinvesting is good but there's a primary prerequsite for its success: you must have booths on ground, credible people to work with.I must advise that you must be very very careful....most of the people who claim to be turnkey providers are mere marketers......I am speaking from personal experience and so you will need to do your independent research to distil this.

I think such a meetup in our part of town, would be a very beneficial social group.

Then if he ok's it, put your offer in.If you are just putting in offers and then constantly backing out, eventually, the agents in town are going to start advising the asset managers to disregard your offers.
