Hi everyone,This is a listing I have had for some time and the seller has recently become very motivated.  

I currently own one home that I’m house hacking, and want to continue to pick up homes with owner occupied financing as time and money permits, but also want to get into bigger deals with more units.Thank youIt starts with a motivated or patient seller.

I will say, part of my own problem is I get SO MANY calls, emails, texts, Facebook messages, Bigger Pockets messages, etc that it's hard to keep all the people straight sometimes.

Louis, it would be a $675 difference before the split and expenses being taken out.The agent is much more motivated to get you the best deal so that you will use them again in the future and, more importantly, refer them to your friends and family. 

I have requested the tax delinquent properties from my county, I would also like to obtain any potential/motivated sellers list. what is a good app, company or website where I can get a list of motivated sellers?

Now, I'm not saying don't tell them your motive.

If you know their motivation for offering seller financing then use that to form your deal and try and play into that motivation.  

Anyone can help you find motivated Sellers.

I have PMLs also so this would motivate me to get more contractually  accurate as well. .
