Really focusing on marketing myself being reliable, dependable, honest, professional (I know how you guys look and contractors...

Simple they own a business, or a doctor surgeon, or high level corporate exec, sold a business, etc.These people already have tons of income and money they just want something more safe and passive to outpace inflation and park the money.    

Those methods do not reliably get you a deal.

Just wanted to see if anyone knows a reliable contractor or contractors.

Do you have a "reliable" contractor to rehab the property?

Because they don’t advertise, difficult to find.Type 4 (Low Quality, Low Price)Not able to do any new construction or additions, rarely licensed, focused on low-end remodeling & maintenance work.Just one or two-person operation with no support staff.Very low overhead, markups seem low, but they often end up higher due to issues they didn’t price.Bids: Almost impossible to get a reliable written bid from them because they don’t have the knowledge to prepare proper pricing.

Once you have properties that generate cash flow all you have to do is pick reliable tenants (this is key) and take care of them. 

A first floor unit has a leak coming from the ceiling and I am looking for someone reliable to find the leak and fix the damaged sheetrock etc.Thank you!
