Finding dependable and fairly priced contractors can be difficult, but taking one step at a time is the best strategy.

Some may or may not be appropriate for each case, so I would encourage you to speak with professionals who understand the implications of each strategy, along with your personal goals. 

To be honest it's a strategy you should check out if you haven't already.

Where are these properties, what strategies will you use on them, and most important, how much profit will you need from each to be able to move on to the next property, and so on...You have to build a plan based on your ultimate, specific (as in dollars) financial goals, step by step, leading to your ultimate totals for profit and cash flow. 

From what I’ve read, this seems more suited to a BRRRR strategy.

If your strategy is buy-and-hold with long-term appreciation and eventual cash flow, you'll be alright.

And those waiting for that "strategy" to work again likely won't ever do another real estate deal.Real estate investing is about adding value.

I understand that the rezoning process can be difficult, but if I (as a real estate agent) happened upon a larger plot of land with dozens of acres, how much sense would it make to find a list of residential developers here in OK as well as surrounding states to market that land to?
