Something that requires me to have no knowledge, experience, or involvement?

Cold calling and marketing aren't really something I am looking to do at this moment so trying to find a respected and knowledgeable wholesaler to do that legwork. 

Investing in a real estate license could be a smart move, especially if you might be staying in Orange County for a while. 

But if you want to stay married, buy a place you both like, in a neighborhood you both like.This isn't exactly what you asked, but I see ambitious -- but skill-less -- first-time buyers in Denver and Colorado Springs want to take on a big remodel in the name of "value-add" because they read on here it's the best deal.

But, I did need some knowledge. 

It took about a year for things to really pick up (got Superhost/Premier Host, reviews, min stay tweaks and listing improvements).We use OwnerRez. 

In this situation i would look into refinancing from a Variable into a fixed just to drop payments and stay afloat if you can't afford the $150/month burn.

My thoughts are to start with single family/duplex and look forward to advice and interactions from all who have experienced knowledge to impart. 

I stay there from time to time but basically live on the road still.
