More info would be needed for an opinion on your specific situation/goals, etc. 

If you are doing a hard money loan to do the fix you may eat into a lot of your margin so I would make sure to do the due diligence of the area on what “rehabbed” houses look like.

It's really important to know that people giving advice here do not know the specifics of your situation.

I agree with the recommendation of Luckett Land Title (I specifically use the Brandon office most often).

After looking into the question of whether or not to create an LLC for our investment properties, we decided the better option for us was to simply get more liability insurance, specifically an umbrella policy to cover all properties up to a few million dollars.

I became a realtor specifically to help other investors in the area here :) The property is LTR - Myrtle Beach is growing so fast that it has LTR opportunities.

For specifics, I can check with my CPA and RE lawyer, but they aren't experienced Property Managers. :-)Anyone else use a PM company to handle all of their rentals set up this way?
