Buying Investment property for business reasons

Hi, 

My wife runs a coaching institute like Kumon from the small portion of our primary house but she wants to expand. The commercial property is not available in our area since it’s a very small town. The idea is to buy a new investment property and use it only for business purposes. The house will be only used for business Monday to Friday for 5-6 hours daily I.e. after school from 3.30 to 8.30 pm. My question is if this is first of all allowed and if it is then what kind of loan that needs to be applied for investment or commercial? Also if commercial is allowed to be run from residential house? Any other info is helpful.
