I realize this is a very open-ended question since there are lots of variables, but I'd appreciate any thoughts on what would it cost to build a single family house in Bellevue/Issaquah area.

I remember every single one of them being bad tenants.

I currently have a single family house that I am house hacking and renting well to Disney interns while living there.

- remove existing tile - remove drywall in surround and window area to the ceiling - replace drywall with hardibacker redgard hardibacker large porcelain tiles (16x16, 12x24) with smallest grout spacing possible- highest quality caulk that is mildew-resistant - tile floors, 4" base/behind/beside toilet, in addition to tub surround all the way to ceiling - angle tiles away from block window - re-install shower curtain rod  - replace fan/light with higher-performance model with humidity sensor - inspect fan ventiliation to confirm vent going through ceiling - inspect bath, sink, toilet plumbing and waste drainpipes - add quarter turn water shut-off valve - replace bath fixtures to single stem handle - replace bath drain with grid drain

But, since you asked, here are a few items to be very aware of when you're reviewing your insurance program:Matching the property to the correct type of policy: Every type of property (single family, 1-4 multi-family, 5+ unit multi-family, vacant, rehab, commercial, etc.

I got into it to buy and hold single houses for retirement.

We will expect a certain level of information so don't make us beg for answers to questions that every single investor always ask. 

A partner and I are working on purchasing an off market deal from a soon to be retired landlord for 8 single family homes. 

@Ryan Harris all VA Loans will require title insurance, in fact, I don't know a single lender (besides hard money) who will lend without purchasing a lenders title insurance policy.
