@Leland Barrow  I agree money should be found close to the asset.. those are the folks that know it the best and are usually the most aggressive in terms etc.We ran a decent size HML shop in the day.. and did a lot of out of state deals but we were referred to the borrower I did not even have a website and still don't to this day..

It's well worth it to shop around.

I'd buy some bags of fruit, beef jerky, cigars, 40 oz beers, half pints of liquor, toilet paper, hustler magazines, microwave popcorn, chocolate candy, etc. and put them in a box. 

It brings about complexities that you normally would not think of.I owned an auto repair shop, software sales and consulting business, wife ran an mail order business while we owned rentals.

Otherwise you'll start to see nail holes above them in the wall from where tenants will hang a bag of ice in front of it.

I tell that to the tenant and he said he'd look for the clean out, but it's now backing up through the tub and shower.He didn't have a shop vac and was using towels to stop the bleeding so I decide to go over there.

The few that I know about directly have a mixed bag of stories, after all who would have an expensive house paid off then get it foreclosed on because of small real estate taxes. 

I bought a GE dishwasher that had been returned to Future Shop for $75 CAD (Future Shop is sadly missed, they had good prices on appliances and were looking to make sales).

Just shop around for a new policy.
