Sounds like a really nice project.

But without knowing how many projects, any other income streams, how many monthly transactions monthly ect...there's no way to say if that's a good price. 

Depending on the work needed, perhaps you can live there for most of the time while things are getting finished up....and hence, save on carry costs since this will be a roof over your head  as well. 

it will depend on if it has an addition put on it.....put a deck that has a roof on it that extends over the other roof and then it starts adding value. 

What do you usually have in place before you commence the project? 

We just recently bought a house that started as a single family house but now is attached via roof line to another house on the same plat.

Bought my house (was a foreclosure and did cosmetic repairs and roof etc. 

I'll look into the Wind Mitigation savings when I do the roof since I'm pretty sure it wouldn't be up to spec.
