Note any differences, because prospective tenants certainly will.What I'm getting at is the low rent and higher rent properties may not be an apples to apples comparison,and to get the same rent it's more likely if they are very similar.That plus the current low rent tenants may not be able to handle a huge bump like that, so you will need new higher earning tenants.Good Luck!

She has a maintenance agreement with a tenant that is getting extremely reduced rent to keep her income low and keep her from losing the property to the state.

If you didn't own this house, but had the money from that house invested in something else earning $24k annually ($2k/month), would you then feel comfortable stroking them a check for $10k annually for charitable purposes? 

We also think we can get a better price if he stands to earn interest. 

I like that they provide frequent updates on projects so you can feel engaged.There are things I don't understand as far as their accounting...but again I've only invested what I feel (for our situation) is a small amount to continue learning and hopefully earning some decent return, so it's not a priority for me to understand all the accounting. 

We've been making efforts to reduce our major monthly expenses (down sizing house, etc). 

As long as the market is growing and the seller is willing to sell, and not willing to put more work into renting the place out, I should be able to provide value and earn some money out of this.
