I simply sent out a direct mailing campaign to reach the seller like I do with thousands more..

Unfortunately, I didn't see the values in 2011/2012I in my area ( my circle of competence) and I never reached out for help.

So I reached out on bigger pockets to look for mentoring and get advise from anyone who is willing to help this new investors learn about multifamily investing without costing me a small fortune.

However, there are steps they must take prior to reaching this stage of the game, including notifying the landlord/management IN WRITING (keeping a copy of this as your documentation) of the issue and giving the landlord a "reasonable" amount of time to address this repair issue.Keeping areas free of rodents/vermin IS one of the requirements.
