If my low ball offer is accepted, and I end up spending a total of $5-7,000 (adding in extra for labor and any surprises) on repairs, with an estimated monthly income of $650-700 in rent, and yearly taxes at around $1,000 I'm estimating I could make a pretty decent profit, according to my math it would pay itself off in less than 3 years.

By Value, I mean that Projected Sales Price - Cost of rehab - purchase price leaves a reasonable amount of profit to make it worth it.On Auction.com, I participate in Auctions every week where I have physically gone to properties, tracked down previous owners, done all kinds of analysis to get an understanding what the rehab cost may look like.

I also have my brother helping me as far as paying down the mortgage or if any expenses come up, once the mortgage is paid off on the duplex we’re either going to keep the property and let it cash flow or sell it and split the profits from the sale 50/50 since we’ll both be paying the mortgage on the duplex.
