@Michael Plante our lease standard and does include a sales clause.  

All the lawns (both front and back) are small and modest (i.e. no flower beds, or complicated plantings - just mediocre lawn to mow). 

I own them and will have to suffer the consequences of making them, if any.  

My brother in law did nothing but save for the future, and he was great at it unfortunately he suffered a stroke and has never been the same, that being said his family told me they wish they could have gone on more trips and done more things together  instead of pinching every dime . 

Many dogs are fine while their owner is home but become a major nuisance to the neighborhood the moment the owners leave the house.Tell them if the dog causes excessive wear (scratching doors, or chewing on things including garden plants) they will have to restore it to the condition it was in at the time they started the lease.It is so hard for pet owners to rent in some areas that it might be to your advantage to charge enough to make it worth your while.

For example, "Faraday chose the (North Las Vegas) site over locations in Georgia and Illinois that offered usable auto plants and better relocation incentives because it likes the business environment Nevada offered."

No way I could handle that volume of offers/showings without more important work suffering.

Could do a full sun low maintenance plant that can take getting watered only once per week.

Landscaping is getting cleaned up with trimming trees, adding planting beds.

providing the sales price wanted, Help if need by helping a family with good income but may have suffered a hardship, increase credit score if need , save down if need, build up job time if need, and let them stay in their dream house being taking care of it.
