Other other investment in Montgomery.

Purchase price: $123,000
Cash invested: $103,000

condo in man gated country club community, prices are soooo right, 5 pool 4 tennis courts, 1 adult only pool w/jacuzzi, caban,fire pit, daily activities for adult and kids,boat slips.gym, conference room for activities, 24hr checks from security, constant update to property. boat rentals and jet skis, fun for the who family, weekend families and air-b-and-b opportunities. Venues for marriage ceremonies and high school/college graduations.

What made you interested in investing in this type of deal?

for those who wanted to live on the lake. lot of prices were coming down due to weekend only living, needed monies for other things

How did you find this deal and how did you negotiate it?

knowing property was price well in Texas, big state and Property Section 5.061 & 2, which allows me to put good hard working people in nice neighborhood and nice houses, with good protected, secure attorney prepared contracts, proposals and offers.

How did you finance this deal?

Lease option with realtors, in total line with executive contract 180 day, all contracts
prepared by my attorney, monies held in escrow, property in trust, no deed transfer.

How did you add value to the deal?

providing the sales price wanted, Help if need by helping a family with good income but may have suffered a hardship, increase credit score if need , save down if need, build up job time if need, and let them stay in their dream house being taking care of it.

What was the outcome?

at this time we are looking for investor friendly Realtors or Brokers who enjoy creative financing and putting extra monies in their pocket and increasing their knowledge and widening their network pool.
