@Bobby HughesIf you are self-employed at least on a part-time basis you can explore opening a self-directed solo 401k, transfer some or all of your former employer 401k plan and then invest the funds in physical real estate. 

We didn't run a credit check or verify employment. 

I need to make a living, and I simply don't feel that I'm "employable".

It's frustrating, but it's the game we all play to make sure they stay employed.

Wages are still stagnate but that normally goes up with full employment.

I know here in CO, you have to have your Employing Brokage name and your name on all advertising.

There are some tax reasons that you might want an entity as it might keep you from paying self employment tax, but I am not qualified to give you info on that and it depends on what type of real estate you are doing .

Rewarding the investor well today will better pave the way for an enduring partnership.
