Hey I am from Blue Springs so I am familiar with LS.Lee's Summit is rising in cost you used to be able to find properties under 120K on the MLS now it is 160K+.

I personally don’t perform these studies but I know a couple CPAs who do perform these studies if you are interested.Good luck and I hope all goes well with the ocean front property in Florida. 

I am looking invest in the Smokies looking at both TN & NC sides and also in the Blue Ridge area of North GA.

I've seen this in Northeast Texas, where blue and orange are shrinking and there's no or very little gray.
