Bye FeliciaThere are literally hundreds of decent section 8 tenants that would line up to be a renter in any area of Oakland.....HIRE AN ATTORNEY        Go to the OHA and let them know in person you are evicting this tenant....do NOT let them talk you out of it.....don't let a judge talk you out of it.....get them out of there ASAP.  

It varies for everyone of course because everyone values there time differently but for me I'm happy with 8% return on something I have literally no effort in anymore.
