The brokerage will most likely settle the case, probably with a Offer + Non-Disclosure Agreement, especially if its a legitimate claim.Lengthy battle though ahead if it goes to court.

The seller NEEDS to know whether he has a legitimate sale in queue, or whether he has effectively just signed an exclusive listing contract with an unlicensed broker.Unless you are going to close yourself if you don't find a buyer, you should be up front about your intention to assign.

To be fair, we are talking about legitimately run, adequately insured investment properties.  

So now comes a company trying to make money by trying to pair people with good credit and people with poor credit....legitimately, by taking advantage of this loophole.  

In some ways, mailing ONLY to delinquent tax owners will actually cause you to ignore some of the legitimately motivated sellers out there (because not every motivated seller is necessarily delinquent).

When I googled an address or two that Vista wouldn't accept, they seemed like legitimate addresses to me.
