High water usage should lead to high sewage cost, but then...what do I put in the calculator? 

       The properties are rented and lead-free.

Hopefully it will lead to a long-term successful business.

How do I separate good leads from bad leads?

Then you may have a lead to buy once either the will or probate has run it's course straight from the heirs.  

I know In California for residential properties you need a transfer disclosure statement, lead based paint, natural hazards, etc...but what about for vacant land? 

For those that do have this knowledge, NPNs can still be difficult to create a windfall for yourself, even with a background of getting these properties to perform.I'm an expert on performing notes and not NPNs, so I'll let someone else lead the discussion on the ins-and-outs of that business model.Thanks!

I don't chaise the maximum rent, as it as lead to sub par applicants for me in the past.
