We used hot mud first, sanded and did a light topping coat, then finished with texture to match the other walls.  

Perhaps someone could speak to the level of crime, tenant quality, hot summers, cold winters.

Duplexes are for your long term buy and hold (10 years or more) where as SFR are quicker turnover once that market gets hot?

You need to get sporty with offers on market-listed properties, and unless you’re an agent who is willing to write tons of offers, you’re going to be hard pressed to find one in this hot sellers market to do that for you.

You can network with other investors, realtors and google housing market stats to determine the hot spots.

Stable climate, not too hot, plenty of fresh water, no hurricanes, wildfires or earth quakes, a well built out infrasturcture, relativley business friendly, central location and low cost of living - in times of remote work that is a huge incentive for businesses and individuals alike.

If it's more  high end,  ducted is very nice, but when it's cold or hot and the tenants want to be comfortable, they won't care about the type.
