HiI have a rental I've owned for about 10 years. it's a triplex I have been a bad boy....I took the milk and did not care much for the cow. 

I read some of their complaints on their Facebook page and the Better Business Bureau website and some of them were pretty bad. 

If that is market rent, this is a (probably) bad deal.

The cash flow is bad: yes, I agree. 

Both of my rental houses are doing well producing good cash flow, but back in my back of my head, I'm telling myself another rent house will be a smart decision, but that's hasn’t not happening till 6 more months and I know vehicles are bad investments but when do we start enjoying ourselves

Based on my basic research, this area mixed with SFH and rental apartment building, the crime rate shows tier 2 from Trulia (not that bad), and vacancy rate is around 15%.

He is broke with bad credit, so I assume they financed him somehow...

The property Is in very very very bad shape.

Berkeley and parts of Huntersville near the zoo didn't seem too bad either.

Bad luck comes in threes ( and fours sometimes)  A little over a month  ago I picked up a nice little 2/1 to rehab and rent out .
