I value flexibility and freedom to move into the house I want, in the nice school districts that we like, scale up or down as needed, etc much easier than owning. 

The tenant population and school districts are way better than what you will find in Independence, Raytown, or Grandview.

There’s a lot of investors doing buy and holds out this way - ample “starter homes” that are only 10-12 years old and in good school districts makes for an active rental market.

Not much in that immediate area...more is downtown and in design district, but it could pull some away from you. 

A few more A class sub markets I would include would be Johns Creek, parts of Suwanee and Roswell and the East Cobb market within the Lassiter, Pope and Walton high schools districts.

Maybe it can work in some neighborhoods in NYC but not if you have kids and want to be in a good school district.  

@Marcus TamThat is a great neighborhood and part of the Wiseburn School District which is one of the best school districts in the area.

Regardless of how much quartz or how many bedrooms you have, if a property is in a troubled school district or it has a crime problem, the valuation can fall below the value of repairs and the ARV may be in the cellar.On arrival to Chicago I found the ChicagoREIA.org (organizer Andrew Holmes) who now has a big machine REI machine with focus in individual areas such as Mundelein, Libertyville, Algonqin, Oakbrook, Naperville, Shamburg, downtown, and probably others.
