I am an Active Duty Nurse Corps Officer and have an office job currently, so if a water leak occurred, I can make the appropriate calls (sometimes this takes at least an hour to get situated) needed to remedy the situation.

In California we use title companies to transfer title, draw the docs to carry back the mortgage, etc. 

I've been using my own google docs formula but it does not produce the reports I'm looking for.

There is a pdf doc on Baltimore city web site tells you when you need permits.

Your lender will use own and probably will provide docs.

It's mind boggling how many of the old producers who have been doing this for 30+ years know little to nothing about what they're selling, loan docs, insurance, etc. 

Do faucets work with sufficient pressure without leaking?

Ours had been painted many times by the previous owners, (for 25years) but we gave up when the pinhole leaks began.

Some loan docs clearly define what are "Permitted Transfers", and anything other that those could be an event of default.I'll let someone with more experience on the matter correct me if I am mistaken.
