Fortunately I have a very good friend in the business who was able to educate me some.  6-7 dollars per sq foot should be a safe estimate.

Nothing wrong with having a couple small investments if you know they are safe and stable.

What you want is a safe investment with a high cap rate.

You just do not scream "trustworthy, and safe bet" with a hand written letter in red ink on a yellow piece of paper torn off a yellow notebook... 

Also, you might need a certificate of occupancy to be able to rent out to a paying "tenant".As a landlord, you also have a duty to make sure your dwelling is safe.

But than again maybe a hospital isn't a safe place so use your judgement and i hope everything goes well...Keep us posted and stay safe

Recently some of the neighbors in the area came by and said they really appreciated the turn around and how thankful they were the area was now a clean, safe and a better environment and community.

For them, all cash financing is a better alternative as it is very safe, but comes with the tradeoff of lower returns. 

Better to be safe than sorry.
