We have been getting calls from prospective tenants that speak no English.

Credit rating, criminal background( check with state laws on this).Pets vs. no pets, list of dangerous breeds not allowed.....We have list of qualifications that we give to prospective tenants BEFORE they fill out an application.This way it saves everyone involved time and money,and you protect yourself by treating all interested parties with the same guidelines.

With federal/ state eviction moratoriums, have you continued to work with marginally credit challenged tenant applicants or adjusted your applicant criteria?

I would try to get feedback with the prospects on why they didn't like the house and work with some of the notes there. 

I have a prospective tenant who is interested in our home that will be available September.

For investors who live nearby, we offer in-person tours of prospective properties, which facilitates face-to-face meetings so we can more effectively help you with all your questions.

We assumed the economic impact would deter new tenants from premium units at a higher cost. 

I always tell prospects that ask that question: "Assume everything is billable.
