Long distance tenant placement

Hey everyone!!! Looking for some assistance...

I am currently living in Nebraska ( active duty Airforce) with a rental in Iowa (4 hours away). I listed our rental on zillow to test the waters of marketing our rental. I have a prospective tenant who is interested in our home that will be available September.(I will add this home is 1 of 2 higher end rentals we have that rent for 2500-3000 monthly.) Her credit is bad👎 from a divorce 4 years ago and she is looking for a 3 year lease.

The tenants we currently have in our homes also had less than great credit, but had the money to show proof in bank statements. The also are amazing tenants who pay on time. What are some pointers or things I should be cautious of?

Credit being bad is definitely a point to look at but on the credit report that I use through Cozy.co, you can also see timely payments.  If the prospective tenant has paid on time for the last 3 years, I would consider that a super positive.  

Also, making sure the income is high enough to pay 2500-3000.  Making roughly 9000/month would be 3x.  In many places in Iowa, that is an incredibly high rental rate, even here in Des Moines, 2500/mo is pretty high.
