Do they do the cleaning, checking in/out like hotel staff so I won't have to worry about anything except the repair/replace bill?

A good title company will not let the transaction happen without clean title.

I listen in the car, the shower, the gym, while cooking or cleaning.

Perhaps you can terminate the lease, move in to justify the termination, clean it up, and then move back out?

Once we do the clean-out process, we will rebuild our rent roll with qualified tenants at higher rental rates.We have started the interior upgrade package and here are a couple pics of what we have done such as painting the cabinets, modern hardware, new flooring, new black stove and refrig, new lighting and ceiling fans, etc.I projected in my numbers a rent premium of $50 to $75 on the upgraded units.

Once you've gotten that, make sure it's clean and understandable, and show that to them.
