What types of campaigns?

I have been marketing to get some leads with bandit sign campaign.

I'm going to be starting a wholesaling campaign around here in the coming months and I'm building a potential buyers list.

They will probably put you on a drip campaign, which is fine, I personally dont like drips because I want agents to send me actual properties so that I dont have to sort through the bad ones because I work full time and dont have a lot of time to do that.

Use direct mail campaigns to find motivated sellers, most homes will be off market and this is good for you.  

I have been driving-for-dollars and have a direct mail campaign going on.  

Im getting close to starting a mailing campaign and im worried about having a decent contract set up to give me a out clause if needed.

I have gotten my (owner occupied & absentee with equity) list and I am ready to do my 1st mailer campaign but i am not sure on what I should or shouldn't say (legal) on the post cards.I already set up the mail merge from excel to word and I am planning on using Click 2 Mail but I find my self stuck on what I should tell the seller?

Basically if I think of a mailing or email campaign I do it because you never know what will work or where people are in their "cycle" of Buying or Selling.What's in your "swipe" file that impressed you the most?

I plan on taking this info and incorporating it into my marketing campaign to find the best deals for the folks that are already doing business in my area.
