It probably depends on the bank but are we talking maybe having the lease executed within a couple weeks of receiving the appraisal would be well within a normal period of time that a bank would allow that to occur to allow the lease to override the appraisal?

That is occurring in all attractive markets... so you typically go older (older homes), you buy further out, or you buy deals with problems and you have special knowledge of how to fix them cheaply.
