Marketing to expireds, how many sellers are low to neg equity?

Hi Agents, I'm an investor who wants to target sellers who would be willing to sell via lease / option or subject to.   Culling from other lease option experts, expired listing sellers that don't have enough equity to sell and pay agent commissions, concessions etc can be open to moving on from their house by an investor taking control via a lease and an option or going through a closing and buying subject to the existing mortgage.

In your expired listing campaigns do you find many low equity sellers?  Who would be open to a creative sale?

Which service has the better expireds, FSBOs with phone numbers?  mojosells, theredex or??   tnx
