I wish I had thought of purchasing a home and subletting all the rooms to my buddies while I was in school :)

@Amy Konopka I have worked with my buddy @Tim Fazio on funding a deal I am doing which is a rent by the room model.  

So, you need to find a commercial lender or buddy up to a local bank.

I know everyone says you have to run it like a business, but remember you are in the people business with real estate, not the real estate business with people.I had a buddy that would screw people over and say "its just business" all the time. 

Anyways, 2 months later I received orders to deploy to Afghanistan and had to pay a $588 payment on that truck, about $100 a month in insurance a month, and it sat in my garage for 9 months...That money spent on that truck could have been making me money while deployed or I could have saved it...Buddy I have learned my lesson...During my tour in Afghanistan I aggressively paid off my first rental home that rents for $850.

I got my salesperson licnese a few years back with the intent of getting on with my buddies mortgage lending firm.

A few buddies I have that have set up AirBnb all say one shopping trip to Costco and your good to go. 

My brother and his buddy run a real estate company (re-finances, etc) and his buddy offered to represent me & rebate 2% of the 3% back to me but really doesn't know that area & I want some due-dilagence he likely can't do.My sister recommended I talk with her original agent and tell her I found a property and would like that agent to do it but since I found it and did most of the leg work (up to now) ask for a percent or percent-and-a-half off (of the 3%).Anyway, I thought this agent was "ok" and as good as any I had met though I personally would have chosen someone with more of a rural/ag focus.
