You can send letters and email but cold calling is by far the most effective method but you really need to know what you’re doing, how to open the conversation, what questions to ask and more importantly when to listen and not talk.

As an example, if you find a run down property meeting several of your buyers criteria, simply sending the address may be worth X but locating the owner, making contact with said owner, and getting a “yes I am interested in selling” is of more value to the investor and as such, you should be paid more as you did more, I.e. a hot lead instead of a cold one.
