Purchasing the Next Deal

Hi All!

I am a new flipper in northern California (Redding) and just sold my first flip. We did very well on it! Needless to say, I am officially hooked to this business and want to expand. I purchased a second property and am currently completing the renovations, but plan to keep this one to live in. 

My question is where to find the next one? I know there is a ton of great information on BP but I am at a loss of where to start. I've tried and find myself going down many a rabbit holes. I am a real estate agent so I'm able to see everything on the MLS but there are no deals right now going that route.

This is where I am at; I have a list of approximately 30 homes that I've been slowly collecting as I drive around town. I would like to start either direct mail, cold calling, or text messages (I listen to the postcast from "Big Sip" and how they are doing that). Should I be going direct to the county recorder's office? Will they provide me with a list of phone numbers or is that as simple as a google search? I would also like to start getting preforeclosure and other lists (i.e. utilties shutoff, divorce, etc). I understand this is more of the wholesale side of the business but after talking with a couple of local wholesalers now I have not been getting any traffic from them.
