I have met overly nice landlords that gave a tenant 6 months of free rent and a 4-year long, $300 under-market rent lease extension that the tenant can cancel anytime but the landlord cannot - all because that tenant had some utility service interruptions due to a rehab downstairs.

Manish,Your best bet would be to run all (3) through the same bank and get a low conventional rate on each one. 

You COC will be cut in half with a minor 10% change... bet on that 10% change lol.Rentals and all investing like this is best done with a 5 year window and then working backwards, much less would need to happen for this to be a "good deal" in five years so on rentals I go with that and the 10k will be nothing. 

I'll probably order Jeff Booth's book, though I'm betting the big systemic issues he's addressing are more likely to play out over a very long period-- throughout my grandchildren's lives. 

Yes unfortunately lawsuits can be filed pretty much anytime for any reason regardless of whether they are right or wrong.

Your best bet is to consult an architect. 

I bet when you collaborate together well their caution and your gumption can be a magical combination.
