Hi All,It's been a while since I've been active, but now that spring has arrived I'm back in Binghamton!

We had been planning on moving for a little while and wanted to hold off on our first purchase until we arrived in Phoenix.  

We moved to Austin tx from the Bay Area last year and invested in multi family upon arrival.

Obviously, one property's expenses will never be the same as another property; however, I was able to utilize percentages (which are important) and my own judgment to arrive at reasonable OPEX.Also, I think your CAPEX might be a little aggressive.  

There must be an alternate venue to arrive at these deals.Retail real estate does NOT seem like much of an investment to me...
