I think that good single families, duplexes or triplexes would be the best option for starters.In GENERAL looking back to 2008-2012 the US and NZ cycles are running somewhat parallels, so if this is close to reality perhaps in 24-18 months the markets will level off.At this stage I'm trolling the forum, educating myself on the locations, returns and keen to interact with Key players in the locations.

Once I have my list of 200 properties, I make arrangement with my photo person and I go with him to view each home, neighborhood, comps, and homes in area for sale or rent.I make adjustments to my price and add any changes I make notes on my list.

I'd first find out if tenant is ok with modified arrangement, where you provide a video tour first, then only schedule appointments for people who are still interested after seeing video, for instance, a 2-hour window once every two weeks, mask and gloves required, and provide Microban or other disinfectant spray that you use after showings end, then leave it with tenant to use in case they feel it needs further disinfecting.

There are lots of small oranizations that don't have space, you might consider a nightly fee for meetings, but the main tenant needs to be in that loop, sub-letting with consent could be arranged in several ways. :)
