General question though since I am not ready to commit to anything and still just analyzing deals, should I only look at homes for sale by agent/owner then to get a more realistic perspective?

I'm looking to go for my first deal using the BRRRR method.  Wanted to get peoples thoughts/opinions.  Based on the realtor purchase price is $120k; rehab 10k with an ARV of $185k.  Estimating a monthly rent of $1200 ...

Taking time to pause and analyze the performance of my holdings has been eye opening.
