How do you handle helping someone get their stuff moved out?  Walking money? Is this included in your contract and paid at closing from your assignment fee?thanks

July and August are not the best months to golf or hike in Phoenix. lolOf course, this doesn't address the concerns in the article and is not a projection of what happens in 10-20 or 30 years.Having been an agent/broker in the Phoenix market for over 20 years I do see a trend towards the newer developments that offer far more than golf.

If you would like a more formal document you can just create a Google document with the address/tenant information and update it every month the tenant makes a payment and share it with them.

A good partnership agreement needs to address all the scenarios where things can go wrong. 

There is cable and wifi at every address, it is a bundled service from Cox. 

I know they're electric too but should be more efficient and better at heating the space. im thinking I need to address the basement first though since it's completely uninsulated and pretty exposed but before I can do that would need to address the water issue,sill plate and probable repointing and some kind of paint treatment.

Find some human reason that makes sense and don't address the face that they might be PITA tenants. 

Roughly 4 weeks after we start we can generate addresses and get the properties under contract.

Background on the location: the neighborhood is a C+ transitioning to a B- near a large medical center with 12k+ employees. i've remodeled probably 15 doubles in columbus if you PM me the address i can let you know my thoughts. less bedrooms = less money.
